Separate appearance from assembly concerns
Cracked brick, open mortar joints, staining, movement, loose units, and leaks do not all have the same
cause. Review openings, flashing and drainage paths, lintels, wall ties where applicable, transitions,
foundation movement signs, prior repairs, and interior symptoms before choosing a cosmetic response.
What to share
Provide full-wall and close photos, property type, approximate affected area, when the condition
appeared, moisture or movement history, prior repairs, nearby openings, and any engineering or
inspection documents already available. Do not state a structural cause without an engineer’s opinion.
Does cracked brick always mean foundation damage?
No. Several wall, material, moisture, and movement conditions can produce cracks. A contractor can
document visible construction conditions; structural diagnosis belongs to a licensed engineer.
Send the wall condition, photos, property details, and any existing professional reports
